  • Updated Encumbrance Certificate (EC): You must produce a recent EC during registration to prove the land is free of mortgages or legal disputes
  • Original Title Documents: As of 2026, original title documents are mandatory for all property registrations in the state; copies are no longer sufficient to initiate the sale
  • RERA Compliance for Layouts: If you are selling a plot within a new layout, ensure the project is registered with TNRERA. Since January 2026, developers must follow a strict three-bank-account system to manage buyer funds transparently.
